Bay Area Capital Funding Inc is a mortgage brokerage located in Northern California.

Our company specializes in residential loans, and construction loans in Northern California. We will also do hard money and private money loans in the San Francisco Bay Area. We do provide construction money in many circumstances, usually in Northern California, for both spec and owner occupied projects. We prefer construction projects in the San Francisco Bay Area.

We are also an experienced and resourceful residential loan broker. We enjoy projects and loans that have been denied by many of the banks and lenders that we compete with. We have approximately 100 different residential sources, including conventional, bridge, portfolio and private money sources.

Commercial and Commercial Construction Lending:

We support commercial loans and commercial construction projects in all 50 states, and construction projects all over the world. We have many programs available for apartments, retail centers, office buildings, industrial and special use properties. We have many sources for commercial bridge loan money and commercial construction projects such as subdivision, urban infill, condo conversion, rehab, hotel and motel, and industrial projects as well.

Our sources for commercial construction projects include banks, regional lending institutions, hedge funds, and leveraged trading platforms. We will consider projects in any reasonable location world wide. Commercial loan requests should support a DSCR of at least 1.25. Construction projects should be well-capitalized with a strong equity or collateral position, and be able to provide full financial documentation. All projects should be able to demonstrate a viable exit plan.

Residential Construction Lending:

We still offer residential construction financing, but this is mostly limited to metro areas of California at this time. We have a select few banks that still have an appetite for both spec and owner occupied construction. Clients need to have very strong income and assets, good equity or collateral positions, and be able to provide full financial documentation. Rates are attractive, and fees are low.

We also have some alternative lenders that will consider residential construction. Generally they are less demanding but will therefore be more expensive. These sources include private investors, hedge funds, and niche lenders.

Rehab projects are handled much the same as construction, with the exception that we have a few lenders that offer special "fix and flip" programs for residential rehab and commercial rehab.
